3 & GRADING FIELD GUIDE KOA SITE ANALYSIS BUILT BY OPERATORS The self-assessment process explained in this field guide came from a project in our Company Owned Properties when Pat Hittmeier, KOA's President/CEO asked "What is our back-log of improvements needed to ensure all of our sites & cabins are fully functional and meet the expectations of our guests?" Working with our Director of Facilities & Development, Doug Mulvaney, the COP managers came up with a grading system to grade each site from A to D. From that self-assessed grading process, multi-year plans were developed with cost and revenue estimates to help determine capital needed each year. It was never the intent to make sure all sites are an A grade. Because of location on the property, and the need for multiple price points, we envision there will always be a swath of A through C sites. In general, C sites may rent, but you are not particularly proud of them. Unfortunately, D sites exist and have deficiencies that negatively impact the guest's experience. F sites would be classified as a site that is unusable. The emphasis should be on minimizing or eliminating D sites over time and making sure there is an appropriate number of A through C sites to meet guest demand. The long-term goal is to have all A & B sites. In 2016, KOA's Company Owned Properties graded their RV sites for the first time, using the same criteria that helped develop this field guide. In the chart to the le are those first results. Include are RV sites of all types. Full Hook Ups, Water & Electric, Back-ins, Pull-thrus, etc. SELF-ASSESSMENT TOOL It is important to emphasize that this is an owner/operator self-assessment of your own sites. We have provided guidelines for site grading on the A-D scale across KOA's site classes. It is up to you to determine how the grading system works into your own assessment (which sites are A's all the way down to which sites you believe are D's). This field guide, assessment, and spreadsheets are not part of KOA Quality Assurance as it relates to core items and points. It is a set of valuable tools that the Quality Assurance team will reference and discuss with you during their visit. SITE CLASS: We use the term site class to refer to our four major offerings to our guests: RVs, Tents, Deluxe Cabins and Camping Cabins.
